The housing industry has reached a critical point in its evolution, one that cannot be ignored any longer. A range of factors, including a shortage of skilled framing and carpentry labor, increasing materials costs, more stringent quality and performance standards, a want of new-home supply, and a chronic inability to deliver affordable, middle-class housing are all coming together to challenge – and disrupt – the housing industry’s legacy of on-site, stick-built construction.
Technologies such as precut framing/envelope packages, component framing, panelization and modular (non-HUD code) housing construction and delivery solutions – so called “off-site,” “factory-built,” or “systems-built” alternatives – have advanced in efficiency, quality and performance to serve multifamily and non-residential building segments and limited direct-to-consumer demand.
Making the switch from on-site to off-site is no small challenge. Builders and developers need a roadmap on how to get there and a better understanding of incremental steps they can make to evolve their business.
